Looks nice, but.....

So you are looking at home after home.  If you are like the most of us, you are captivated by the updated kitchen, the over-sized shower or the gorgeous perennial garden.  Good, you should be.  But, (and you know there is a but), don't forget that there is business to attend to.  Here are six things you should pay close attention to in any home that interests you:

1.Roof: Check it out!  Does it look new?  Are the shingles dried out and lifting?  If it is a flat roof, does it have proper drainage? How many layers of asphalt? Ask the age of the roof to help you determine its relative health.

2.Windows:  Old or new is not the most important question.  The most important question is do they work.  Pull a couple up and down to see if they operate well. Look for storms or screens stuck midway between open and closed, they may not function.

3.Gutters and downspouts:  Be sure they have them and take a look to see if they are snugly attached to the house - beware of hanging downspouts and "gutter gardens" - gutters clogged so long they are actually sprouting vegetation!

4.Retaining walls:  Funny as it seems, they hide in plain site.  Pay attention to retaining walls around gardens, along driveways and on the edge of property lines.  Check for major cracking or leaning.

5.Foundation:  Give it a close look inside and out.  Look for cracks, water marks or mold. Check the basment windows for good repair as well. 

6.Landscape: We don't mean the perennial garden here, but the general topography and the plantings.  Is the house sitting low on a hill and likely to flood?  Are there unhealthy trees on the lot that may need to come down?

Whether you are looking at buying a home in Arlington MA or buying a Cambridge mA condominium, take the time to carefully examine a home you are interested in before you make an offer to buy.  It could pay off in the long run!

It's Spring and you're ready to hit some Open Houses this weekend and you're excited about it! As with the arrival of every new season your time limited with chores to be done, some much needed chilling time and social commitments on your calendar.

So we're suggesting these 5 steps that will prepare you to make the experience efficient, easy, professional and enjoyable!

Step 1: Open House Property Search. Begin right here at the Avenue 3 Open House Search. You can browse through all the towns in Massachusetts, check open house hours and view property specifics in every property category. Once you have identified the properties you're visiting you can move on to step 2.

Step 2: Walkability Index. You will find this a very useful tool, especially if you are not familiar with the town and neighborhood of the homes, condos or multi-family properties you have identified in your price range. Just insert the address of a property and you will get the distance to the nearest public transportation, restaurants, shopping and even the commute to a work location! You'll find all that info right here: WalkScore.

Step 3: Register here with Avenue 3 and you'll have access to the recently sold properties in the neighborhood that you are visiting and considering as a place to live. This info will help you determine value on properties in the area and help you determine a future price on a home you find interesting.

Step 4: Know it all. Once you'd identified the town or towns you're focusing your search on, visit our Community Pages. You'll find links for information about the history, services, businesses, schools and governments in the state of Massachusetts and in distinctive Boston Area communities.

Buying a home in MA, MA Real Estate, buying a home, buying a condo

It seems incredible to say it given the recent recession, but the Greater Boston Area real estate market is very busy.  Inventory of houses for sale is low and buyers are plentiful. Home Buyers have come out in full force.  It could be that they have been waiting for the "bottom" to hit, or waiting for employment situations to solidify, or just that they are finally waking up to the incredible mortgage rates, but they are out and buying.

The confluence of tight inventory and lots of buyers leads to the inevitable multiple offer situation.  As a matter of fact, more than 80% of the properties sold in Cambridge MA over the past few weeks have sold with multiple bids.  As a buyer, how do you make sure that you are the one to "win" the multiple bid scenario and actually purchase the home?  Try these tips.

1) Be prepared.  Have your preapproval from your mortgage company on hand.  Be ready to sign the contracts (you can view real estate contracts at Avenue3 and be sure the monies you need are ready to move. 

2) Pay Attention to Details.  When a seller has multiple offers to choose from, there are often a couple that look very similar.  If this happens, the details matter.  Be sure that your dates for inspection, purchase and sale, and closing, match those that are best for the seller.  Don't ask for the appliances unless you really need them - that 8 year old refrigerator could cost you the house.  And be sure that your offer is completely filled out and correctly signed so that it can be accepted.

3) Take the Seller seriously.  One chance means one chance!  If you are told that there are multiple bids and you need to present your best and highest offer because you will only have one shot at being picked as the buyer of the property, for goodness sake, make your best offer.  Many buyers have lost the bidding process only to ask for the chance to increase their bid after a buyer has been chosen - too late.  Don't make that mistake.

4) Be Bold.  If you are able, if you are so inclined, or if you just have to have the house, be bold enough to drop a contingency or more than one contingency.  Most often, the purchase of a home comes with the contingency for a home inspection, for mortgage financing and possibly others.  If you feel confident in the outcome of either, you may want to exclude one of more of these contingencies from your offer in order to present yourself as a more commited buyer.  Just be sure you understand the ramifications of removing a contingency before proceeding.

In any case, working with a well informed agent should help you secure the best possibility for success.  These are highly competitive waters, be sure you have a good guide!

What is the best test to decide which way to pursue buying a home in MA and selling a home in MA at the same time is the following: it is the 2:00 am test.  You have been sleeping, you wake up at 2:00 am and think (a) Oh my, I bought a house and I have not sold this one…I could be stuck with two mortgages until I can get this property sold or, (b) Oh my, I sold this house and I have nowhere to live once it closes, I might need to rent and move twice.  Good stuff.  What you need to decide is which is more palatable for you.

Unfortunately, in order to succeed with buying a home and selling a home at the same time, you must, at some point, “step into the void” to get from one property to another.  Buying before selling entails the possibility of owning two properties at the same time- something many folks cannot afford as their banks are only to happy to tell them.  The upside of buying a home before selling your current home is that you potentially have more control over the transaction of selling.  You cannot control the inventory of homes to choose from as a buyer, but you can lower the  price on your home for sale, in order to meet the market and speed up the sale process.

Selling a home before buying may mean that you don’t find your new home in the time allotted in your contract and you might have to rent for the short term, moving twice to get to your new home.  The upside is that you have your money in the bank from your sale, and you know exactly what you have to spend on a new home – with plenty of time to find it.

Either way it seems a daunting process, however, be comforted by the knowledge that most people manage to move through the buying and selling process without either of these extremes - owning two mortgages, or moving and renting - taking place.  It could be kismet or extreme motivation but it almost always works out so fear not, grab a great agent to guide you through and begin the process of buying a home in MA and selling a home in MA at the same time.
