The protection and acquisition of the Silver Leaf Maple Forest is their current focus.

How Soon Can I Be Living in Arlington MA?

  
  
  

map of arlington ma  Let’s say that you have been searching for a new home and eureka, you found one, right here in Arlington, MA. Do you have any idea how long it takes to get from this point, to moving in all your cherished belongings and calling it home sweet home? While every transaction is different, this will give you an idea of a “standard” timeline from buyer to owner.

Home Inspection - Once the offer is accepted, the next step is most often the home inspection. This is most typically performed within 5 – 10 days after the offer is accepted.

Purchase and Sale - Next in the chain of events is the Purchase and Sale. Since this is often negotiated by the attorneys for the buyer and seller respectively, it may stretch in “legal time” which often has no correlation to “actual time”. But, assuming all goes well, the Purchase and Sale is hopefully completed within           5 - 7 days after the home inspection.

Mortgage - Typically buyers will apply for a mortgage within 2-5 days after the signing of the Purchase and Sale Agreement, if not before. The mortgage process, much more laborious than in years past, should take 4 weeks to reach commitment.

Closing – After commitment is issued to the buyer, the bank typically needs a week to two weeks to prepare for closing.

All in all, the process, moving smoothly, should take about 7 - 8 weeks from start to finish. That being said, I have seen it done in 30 days and seen it take, well, forever….

There are many good reasons to choose Arlington asJefferson Cutter House, Arlington, MA the place to call home, but this weekend in particular is one of the best! Arlingtonians love Patriots Day, no doubt about it, as do many of the local businesses which help fund the various festivities like the Parade.

You don't have to live here to join in on the fun, as a participant or a spectator, so take your pick for the list below or better yet why not do all three!

1. Sunday, April 17
8:45 AM – The 47th Annual Patriots’ Day Fun Race hosted by The Arlington Boys and Girls Club. Visit the Arlington Boys and Girls Club website for registration form and additional details.

2. Monday, April 19
Cycle, Chalk and Cheer with Arlington's "Ciclismo Classico" ! Here's an invitation from founder, Lauren Boston Marathon, Boston MAHefferon.

"Come join the Ciclismo Classico gang for the 10th Annual Chalk-the-Hill. This is a three-part event that includes cycling, chalk drawing and cheering at Boston's most famous sporting event: The Boston Marathon. Each year Ciclismo Classico gathers at the top of Heartbreak Hill (mile 21 of the race) to cheer and cover the course's most challenging stretch in colorful chalk messages.

Have you always wanted to watch the marathon? Do you have a friend who is running and want to show them your support? Are you a die-hard fan who stays on the sidelines from start to finish? Are you curious to experience the course by bicycle before the runners start?

Our fun Ciclismo Chalk-the-Hill has something for everyone! Be a part of Boston at its very finest and join thousands of cheering fans. We invite you to:

1. Cycle! This year we've added two early morning rides of the marathon route. There will be a 60-mile no-drop ride that will leave from the Starbucks in Arlington Center at 6:15 am and arrive in Hopkinton just before the marathon participants depart. You'll ride the gorgeous course closed to traffic all the way to Heartbreak Hill. The later ride will leave at 8 am at the corner of Commonwealth Ave. & Center St. in Newton and do a section of the course before returning to Heartbreak Hill (30 miles). From Heartbreak Hill, cyclists can ride back to Arlington with a Ciclismo guide or return home.

2. Chalk! From 9 am-10:30 am we will be handing out over 600 pieces of brightly colored chalk to fans on Heartbreak Hill. Our goal is to cover the hill with a rainbow of colorful messages. Bring the kids. Use your imagination and be ready to draw and write BIG. Almost every year a local TV station has filmed chalkers! Meet us at the top of Heartbreak Hill at 9 am (map). Don't be late, we have very little time before they close the hill.

3. Cheer! Come join the Heartbreak Hill Ciclismo Party and meet Ciclismo alumni and friends from all over the area. We'll have our Ciclismo tent set up from 8 am to 4 pm near the top of the hill. At our tent we'll have refreshments as well as markers and posters for you to make a poster for your favorite runner. This year the Ciclismo crew is cheering for CC team member and super athlete Natascia Armitage. (map)

No need to register in advance. Just come join the fun as we cycle, chalk and cheer on Marathon Monday.

3. Sunday, April 18
2:00 PM – The Patriots’ Day Parade Patriot Day Parade, Arlington MA
"The annual Arlington Patriots' Day Parade will be held on Sunday April 17. The Shriner's are back, always a favorite, along with eight bands, the Wells Fargo Stage Wagon and many others joined by community groups. The parade will start at 2:00 p.m., at Brattle Street and Mass. Ave., and will march east on Mass. Ave. to Walgreens in East Arlington. Come out and celebrate Patriots' Day in the town that had the most action on that historic day." Nashville Condos for SaleBuying a condo in Cambridge MA means buying full ownership of a portion of a building or complex. It means you have neighbors, association members, fees and bylaws. It means, you need to know what to ask about when you are buying so that you will not have any unpleasant surprises after moving in.

I do not mean to sound a negative tone here, condo buying is a terrific way to go, just be thorough in your research. For instance, the number of units in the complex, the number of owner occupied units and the number of units owned by any single entity are all important questions --important for you to know and very important for your bank to know. In addition, the number of units currently on the market, the number of units recently sold and the square footage price for those sales is also of interest to you and your bank. All of this impacts the ability of your bank or mortgage company to provide you with financing on your purchase. This info is especially crucial in the current market with its reduced prices and increased foreclosures.

There are many basic bits of information you should ask about the physical unit as well. Things like parking – is it deeded/assigned/common? Is there laundry and storage specific to the unit or shared? Are the outside spaces common or exclusive use? Are pets allowed and what specific rules govern the allowance of pets?

The condo fee is another huge concern… what is the current fee, what is the history of fee increases, have there been any special assessments or are there any scheduled for the near future?

Living in Arlington, Boston MA

I don't know about you, but every spring I look around my home and everything looks drab and boring. Just as life is reborn outdoors, I have the urge to give new life to my indoors beyond a coat of paint. It would be simple if I had an unlimited budget and time, but I don't. I'm not a good bargain hunter either. However, I may have found a solution to my problem and for other Boston area homeowners who share my yearning or who are looking to dress up their  home to put on the market and not break the bank.

I just received an email alert from "Groupon" different from the daily alerts I've been getting for a while. (http://www.groupon.com/boston/home-and-garden) I'm not getting paid to tell you this, but they have a new weekly alert that features home and garden deals from multiple vendors serving our metropolitan area. The window of opportunity to purchase the discount coupons lasts a week as oppose to a day.

buying a home in Arlington MAThis week's features included deep discounts on furniture, fabric (from a well known fabric house), pillows, wall prints and other home decor and living in Arlington MA, puts me in easy access to many of these vendors. If you're looking for some staging items to add sparkle to your home for the Sunday open house; maybe new toss pillows for the sofa or an new area rug for the entryway, you, too, might find what you need.

Avenue 3 takes a look at closed sales for the past month of March as it compares to the same time period last year. The good news is 2011 real estate sales are up in most of the towns and cities we track. This March, Boston closed sales are up by 123 transactions from 2010, Arlington 8 and Cambridge 11.

Interest rates and listing prices are lower than last year which could account for some of these numbers, however, in the Concord, Lexington and Lincoln where the average list price for single family home is around $1,376,813 the number is down by 16 transactions.

What do the above numbers mean? If you are a regular viewer of "Week in Review" the Boston and Metro West pending sale numbers remain relatively consisent week to week...Boston jumps up/down by 10% - 25% week to week.  One or two towns in Metro West will jump up/down by 3 - 10 properties week to week.  This is all good news for the above towns and cities.

Attention Sellers – Do Not Prepare Your Home for Sale this Spring!

  
  
  

run down house Do not, good sellers, prepare your home for sale. Do not rake up the broken branches from the lawn or put fresh flowers at the door - a welcoming look is clearly overrated. Do not repair the cracks in the walk way, they lend a “homey” charm and sense of adventure to the climb up the steps. Leave the overfilled closets alone. Forget about touching up the chipped paint, going with the “antiqued” look is just fine.

OK, I know this is what you want me to say. No one wants to do the extra work to get the house ready, to sell, after all, you are leaving it soon. So, why do so many brokers talk about preparing a home for sale until they are blue in the face? Because, (fortunately or unfortunately) it works. Plain and simple.

It can be a very difficult conversation to have with a seller, but the condition of the home is so important. Often, as a homeowner, living in a property for years, you tend to walk by the things that are so familiar to you that you actually stop seeing them in full detail. Over time, people tend to “unsee” the problems that buyers, seeing your home for the first time, will focus on like hawks on a mouse.

Seek advice (maybe from Avenue 3 Real Estate- shameless plug) as to how to best prepare your home for sale so that you are putting your time and effort into the most rewarding repairs. We have helped so many people over the years who, after preparing their home according to our recommendations say “It looks great, I don’t know why we didn’t do this years ago”. So, even if you have postponed, prepare now!
