I was asked this question today by a friend " what are the 3 things you liked best about some of the properties you've listed and sold though out the years?" I immediately began to think back about a front door here, a deck and patio there, a master bedroom with huge walk-in closets a in condo last year and then to the present and this post!
So here it is : in my opinion, these are 3 things I like and you should know about the house at 26 Beverly Road in Arlington MA that makes it stand out among its competitors:
1.Location: Yes, the 1st thing is its location. I know you’ve heard it before but it’s true, location, location, and location! Beverly Road is a low traffic U shaped street the connects on both ends to the busier and well -traveled Mystic Street. Mystic Street connects you to Rt.60 in Arlington Center and eventually to 128 in Winchester. You can catch the 350 Bus from the Burlington Mall to Arlington Center and Alewife station, here’s the schedule. You can exercise by walking the circle around the beautiful Mystic Lakes or take your bike to the Minuteman Bike Path and ride as far as Bedford MA
2. A First Floor Family Room: A comfortable room equipped with a wood stove opens on to the private deck is great for entertaining. In the winter, the room is a cozy spot to curl-up and watch TV and in the summer it is an indoor extension of the deck!

3. And speaking of entertaining and convenience, you can also enter the deck from the open kitchen/ dining area!

Yes, Buyers are liars, there it is, I said it. But hold on, before you get your knickers in a twist, let me explain. I have been working with people to buy and sell real estate for more than 20 years and it is my experience that buyers often lie about what they want. A Buyer will emphatically exclaim that they do not want to buy a home in Arlington Ma, or a Cape style home, or a home on a busy street, or a home without a garage. These same buyers will blissfully purchase a Cape, in Arlington MA, on the Route 2 Access Road with a single car driveway because they fall in love with the Boston skyline views and the huge finished basement.
I suppose it is not lying so much as it is not truly understanding what it is you want until you see it. You might think you have it all set, that you know exactly how you want when you go about buying a home, but I would caution you to keep an open mind. The thing you like most about the home you purchase may be something you had not imagined – a dramatic view, a wooded lot, a roof deck or a great garden or a huge garage.
Set your parameter for price and location, but try to be flexible with the rest of the particulars regarding your new home. When your broker says "I know you said you don't want to buy in Arlington, on a busy street but..." maybe you should take a look. You could end up falling in love with a home that you swore was “not your type”. I’ve seen it happen.

Belmont, MA Real Estate..."what is happening in the Belmont Mass single family market"
There have been 62 single family homes that have closed in Belmont over the past 6 months. The "interesting" fact about Belmont is that 15 of the 62 properties sold for over the asking price...all under $800,000. Some by a few thousand dollars but more between 3% - 8% over the list prices. That is 24% of the single family market going for over asking.
From conversations with many Belmont single family buyers we feel it is a number of factors that contributed to multiple offers for some Belmont homes.
- More buyers in the $500,000 - $800,000 price range coming back into the market - who have been putting off buying.
- Fear of interest rate hikes
- Late Winter / early Spring lack of inventory
- Sellers pricing properties to receive offers and
- Brokers doing a very good job giving sellers the "real" picture of their properties price range based on the selling numbers from 2010 and the usual factors of condition and location...

BOTTOM LINE: it may be a good time to upgrade....
