So, you have been looking and looking and you are lucky enough to find a home you want to buy. Yeah! You contact your real estate agent and tell them you want to make an offer. You fill out the paper work with all the variables involved in the offer – price, timelines, contingencies etc. The agent presents your offer to the seller so you are all set right? Wrong.
It is typical at this point that you and the seller of the home will negotiate the offer. Even if the price is agreeable, the seller may want to change a date or a contingency clause. Keep in mind that, the home buying process is a legal process. During the time that you are going back and forth with the seller in these 'contract' negotiations, the seller is free to accept any other offer that they receive, and, they can do so without warning you! It behooves you as the buyer to negotiate quickly (and flexibly) with the seller to protect your offer from infiltrators.
Until all the details are agreed upon and your offer is fully signed by both buyer and seller – including the initialing of any changes – and, accompanied with a check, and delivered to the seller, it is not a fully executed offer. Do not rely on a verbal acceptance. if a better offer comes in before they sign, the seller may not be bound to it.
It is your offer to purchase a home. So whether you are buying a condo in Cambridge, a single family in Arlington, or a multi family in Medford, be precise, be quick, and follow the rules so that you can be the one to actually buy the home. The 4-pool complex, which is opened from the end of May through early September, offers a variety of programs for children and adults. The Old "Res" is a fresh water pond with a sandy beach and is a favorite destination for children and folks looking for a more natural habitat.

- Shoot hoops on one of 8 basketball courts that populate the town. You don't have to look to far to find a neighborhood court. You can find one in East Lexington on Sutherland Rd and one as far west as the Estabrook School yard.

I was counseling a buyer client recently who was relocating for a job and he had ninety days to be moved into a new place. He was keenly interested in the prospect of getting a bargain if he purchased a single family home which may be a "short sale". I didn't want to be a pessimist, but I told him we needed to have a discussion about the " Facts of Life" of a short sale.
First off, a " short sale" isn't necessarily a quick sale. 90 days might seem like a long time, but in the life cycle of a short sale, it is not. A short sale is a pre-forclosure transaction and it involves many layers of decisions and actions by people who are not usually communicating with each other in a timely oe efficient fashion.
A short sale occurs when the mortgage debt on a property exceeds the value of the property and the lender or lenders agree to accept less than the full amount of the debt. Even if a homeowner is willing to accept a certain price which is less than the amount of the debt, any offer is subject the lender's final approval. If the is more than one lein holder, the process is even more complicated.
The most important prerequisites for a buyer for a successful short sale is patience and flexibility. The lender is in control and the buyer is not.

Is there a good time to purchase a condo? This was a question from last week's Monday night real estate forum. Our answer? Desirable properties will always have buyer interest at any time of the year. Yes, the summer represents somewhat less demand for the condo buyer, however, buyers do come off the beach when their buyer agent calls or they stumble upon a condo that appeals to them. Yes, buyers do take a break but the "buying" cycle is always in mind.....
This week, at Bertucci's Alewife "T" and adjacent to Discovery Park in Cambridge, we will discuss the possibility of converting a 2-family into condos. A well-directed plan can produce a net result: A great condo and some profit!
Adequate parking and central air are among the "quick pick" topics this Monday.
