The Pending Sales Report: Most of our "WIR" tracked communities had improved pending numbers last week and of them we're spotlighting the city of Waltham, MA , which experienced a healthy increase in pending activity (+11) vs the previous week!

Average sale prices: SF: $386,355, CC: $313,772, MF: 462,658
( Slight number of sales down from 2010 to 2011, but the average sales prices are not significally different, good news for Waltham home owners and perspective buyers.)

What do the above numbers mean? If you are a regular viewer of "Week in Review" the Boston and Metro West under agreement numbers remain relatively consistent week to week...Boston jumps up/down by 10% - 25% week to week. One or two towns in Metro West will jump up/down by 3 - 10 properties week to week. This is all good news for the above towns and cities.

If you follow our blogs or receive our newsletter "Week in Review", you are aware that Cambridge MA condos are out pacing the national real estate market statistics of "gloom and doom". Cambridge condos for year to date 2011: the days on market are less than 2010 and list and sale prices are increasing slightly over 2010.
Usually this holiday weekend is a"quiet" one for new real estate listings, however, this year there are a number of "new" properties that came on in Arlington neighborhoods just in the last few days. This shows the strength of the Arlington MA real estate market ... buyers and sellers alike are not slowing this Memorial Day weekend!
The days of the McMansion it seems, are on the wane. Smaller families, larger utility bills and a nod toward simplifying our lives have brought a new trend in real estate. According to the old cliché, bigger might be better, but the new adage states that smaller is smarter.
I need and prefer for things to be simple. I’m not always eager to use new technology if it takes longer than 5 minutes for me to figure out how to use it and when I have a question, I want an answer and usually I want it now!
