Posted by Avenue 3 Real Estate on Tue, Mar 6, 2012

What are your plans for this Spring? Is investing in Arlington MA real estate, a condo in Boston or a Somerville MA multi-family on the top of your list? Regardless of where you choose to buy, you'll need to schedule a home inspection as an important part of the process. Some ask for referrals from friends who have recently purchased, others might ask their Buyer Agent for a list and some contact ASHI ( American Society of Home Inspectors)

Avenue 3s WIR looks at Waltham MA this year and last!

Posted by Avenue 3 Real Estate on Wed, Jul 20, 2011

The Pending Sales Report:  Most of our "WIR" tracked  communities had improved pending numbers last week and of them we're spotlighting the city of Waltham, MA , which experienced a healthy increase in  pending activity (+11) vs the previous week!

We're also looking at this comparison of the Waltham market numbers in the same 6 month period in 2010 and 2011:

Jan - July 18, 2010 - total Waltham sale units: 288
Average sale prices:  SF:  $414,363,  CC: $322,973,  MF:  $437,550
Jan - July 18, 2011 - total Waltham sale units:  239
Average sale prices:  SF:  $386,355,  CC: $313,772,  MF: 462,658

( Slight number of sales down from 2010 to 2011, but the average sales prices are not significally different, good news for Waltham home owners and perspective buyers.)

 contact us for Waltham MA
neighborhood breakdowns and a more detailed analysis comparing YTD 2010 vs 2011 or if you're looking for specific sales numbers and market activity in another Boston/ Metro West community.

You can start here by looking at all the current listings on the market in Waltham:  Avenue 3 Property Search Waltham, MA  or here for the community of your choice:
Avenue 3 Property Search

And here are the pending sale numbers for all the towns we track weekly:

total number of offers accepted for all property categories 07.10.11 - 07.17.11

For community resources, trending topics or to search for homes click on the town name ...

First # under agreement for this week, second # "WIR"  last week....

 Arlington 20 / 9

Belmont   7 / 8

Boston 118 / 87

Cambridge 18/ 18

Concord 5 / 2

Lexington 15 / 9
 Lincoln   1 / 2

Medford 15 /4
 Somerville
 18/15

Waltham 13 / 2
 Watertown 3
/4

Winchester 7 / 4

What do the above numbers mean? If you are a regular viewer of "Week in Review" the Boston and Metro West under agreement numbers remain relatively consistent week to week...Boston jumps up/down by 10% - 25% week to week.  One or two towns in Metro West will jump up/down by 3 - 10 properties week to week.  This is all good news for the above towns and cities.

Buying Small in Boston Metro West Real Estate

Posted by Karen Lilley on Mon, Mar 14, 2011

The days of the McMansion it seems, are on the wane.  Smaller families, larger utility bills and a nod toward simplifying our lives have brought a new trend in real estate.  According to the old cliché, bigger might be better, but the new adage states that smaller is smarter.

Have a Real Estate related question? Ask Avenue 3!

Posted by Lois Ardito on Wed, Aug 18, 2010

I need and prefer for things to be simple.  I’m not always eager to use new technology if it takes longer than 5 minutes for me to figure out how to use it and when I have a question, I want an answer and usually I want it now!
